What Is Exterior House Painting?

Exterior house painting cleans, scrapes, repairs, caulks, primes and paints the outside surfaces of a building. It's part of our painting services, and on a house the prep matters more than the color.

Outside paint fails for predictable reasons: water gets behind it, it goes on over dirt or chalk, or it's applied when the wood is damp or the air is too cold. In New Jersey, the freeze-and-thaw cycles of winter work on every open joint, so an exterior job that skips caulking and spot-priming bare wood tends to peel at the same spots within a few seasons.

Many homes across Essex County and Union County are decades old, with wood clapboard, layered trim and many coats of old paint. Before quoting an older house, we look at how well that paint is holding, because sound paint only needs washing, spot-priming and new coats, while peeling layers have to be scraped back to a firm edge first.

  • Siding painting

Wood clapboard, shingle, aluminum and vinyl siding cleaned, prepped and painted in two coats.

  • Exterior trim painting

Fascia, corner boards, casings and soffits sanded, caulked where needed and painted.

  • Porch painting

Porch ceilings, columns, railings and floors prepped and coated with the right product for each.

  • Front and side doors

Entry doors cleaned, sanded and painted in a durable finish, with hardware masked or removed.

  • Minor wood repairs

Small soft spots filled or replaced and split boards fixed before primer, so paint has a solid base.

  • Caulking and primer

Open joints sealed and bare wood spot-primed, the two steps that stop most repeat peeling.

When Your House Needs Exterior Painting: 6 Signs

A house needs exterior painting when the paint stops shedding water: it peels, chalks, cracks or leaves wood bare. These are the six signs we see most.

  1. Paint peeling or flaking

Curling paint lets water reach the wood. Where it lifts in sheets, moisture behind the siding is often the cause.

  2. Chalky residue on your hand

Rub the siding. If your palm comes away white or colored, the paint has broken down and won't protect much longer.

  3. Bare wood on sills and edges

Window sills and the bottom edges of clapboards lose paint first, and bare wood there starts to rot.

  4. Cracked caulk at the trim

Gaps where trim meets siding let rain in behind the boards. Resealing them is part of the prep.

  5. Mildew on the shady side

Green or black streaks on the north side grow under paint unless they're cleaned off before primer.

  6. Faded color before a sale

A faded front is the first thing buyers see in listing photos. Trim and the front door alone can change it.

How Our Exterior Painting Visit Works

Our exterior painting takes five steps: photos or a description, a review of the house (or a visit at no charge), a written quote, prep and repairs, then primer, paint and cleanup.

  1. Share photos or describe the house

Text or upload one photo of each side of the house, close-ups of the peeling areas and the trim, and the color names if you know them.

  2. We review, or visit if needed

We check the siding type, the prep, the wood repairs and the heights. If the photos show enough, we write the quote; if the job needs a closer look, we visit first, at no charge.

  3. Get a written quote and pick a day

You get a written quote that lists the surfaces and the prep. Approve it and pick weekdays, and we watch the forecast with you.

  4. Wash, scrape, repair and caulk

Surfaces are cleaned, loose paint scraped, small wood repairs made, open joints caulked and bare wood spot-primed.

  5. Paint, check and clean up

Finish coats go on when the weather is in range. Paint chips and drop cloths are picked up before we leave.

What Exterior Painting Includes

Every exterior painting job includes cleaning, scraping loose paint, minor wood repairs, caulking, primer and cleanup. The only things left out are jobs the law reserves for a licensed or certified pro.

Included

  • Washing and scraping loose paint
  • Minor wood repairs and caulking
  • Primer on bare wood and repairs
  • Finish coats on siding, trim and porches, plus cleanup

Not included: needs a licensed or certified pro

  • Moving or rewiring outdoor lights and outlets: a licensed electrician
  • Moving hose bibs or outside pipes: a licensed plumber
  • Siding that tests positive for asbestos: a licensed asbestos abatement contractor

How Much Does Exterior Painting Cost?

Exterior painting cost depends on the surface area, the condition and prep, the height and access, and the number of colors. Photos help us review the job, and the price is in writing before anything is scheduled.

Prep is the largest and most variable part of an exterior job. A house with sound paint that only needs washing and two coats is a very different project from one with peeling clapboards, open joints and soft spots at every sill. Photos of the worst side usually tell us more than photos of the best one.

Detail adds time as well. Older Essex County houses often have layered trim, brackets, porch spindles and several trim colors, and every change of color means more cutting-in. Painting trim and the front door only is a common way to refresh a house before selling without repainting all of the siding.

Exterior Painting Mistakes That Lead to Peeling

Most exterior paint fails early because of water, dirt or weather at the time it went on. Here's what to avoid and how to get the house ready.

Six Common Exterior Painting Mistakes

Six mistakes cause most exterior paint failures: painting over chalk and dirt, painting damp wood, ignoring the label temperature, skipping primer on bare wood, caulking every clapboard lap and blasting old paint off.

  • Painting over chalk and dirt

Paint sticks to the powder, not the siding. Washing and a light rinse come before any scraping or primer.

  • Painting damp wood

Wood that hasn't dried after rain or morning dew pushes the new paint off. It needs time to dry out first.

  • Ignoring the label temperature

Paint applied below the label's minimum, or before a cold night, may not cure. The forecast sets the schedule.

  • Skipping primer on bare wood

Finish paint on raw wood soaks in unevenly and lifts early. Bare spots get primer before the topcoat.

  • Caulking every clapboard lap

Sealing the bottom edge of each board traps moisture behind it. Only open trim joints and gaps get caulk.

  • Blasting old paint off

Aggressive power washing forces water into siding and gouges soft wood, so older houses get a gentle wash instead.

Before Your Exterior Painting Visit: A Quick Checklist

Six things that make the quote accurate and the days go smoothly. Adding the deck or the sashes? See deck painting and window trim painting.

  • Note any soft or rotted spots you've seen on sills and trim
  • Note the current color names, or photograph a paint can
  • Trim shrubs back a foot or two from the walls
  • Move grills, planters and furniture away from the house
  • Close windows and let us know about pets outside
  • Tell neighbors if the ladder will sit near a shared line

Why Choose Csiszer Property Maintenance for Exterior Painting

Choose us for exterior painting because one insured team does the repairs and the paint, and the work is scheduled around the weather.

  • Insured on siding and trim

Siding, trim, doors and porches on homes, rentals and businesses are painted by an insured handyman company.

  • Surfaces and prep in writing

You get a written quote before anything is scheduled, with the surfaces and the prep spelled out.

  • Repairs before the paint

Small rot, split boards and open joints are fixed first, so the new paint isn't covering a problem.

  • Scheduled around weather

Paint goes on when temperature and humidity are in range, not just because the day was booked.

  • Gentle on older siding

Older siding is washed at low pressure and loose paint is scraped back to a sound edge, so the wood isn't damaged.

  • Open joints caulked first

Open joints are caulked and bare wood is spot-primed before the finish coats, where peeling usually starts.

Exterior Painting Questions, Answered Straight

These are the questions people ask most before painting the outside of a house. Inside work is covered under interior door painting and our other painting services.

How much does exterior painting cost in New Jersey?

It depends on the surface area, the condition and prep, the height and access, and the number of colors. Send photos of each side of the house or describe the job: if the photos show enough, you get a written quote; if it needs a closer look, we visit first, at no charge. Either way, the price is in writing before anything is scheduled.

When is the best time to paint outside in New Jersey?

Late spring to early fall, when the temperature and humidity stay inside the range printed on the paint label, day and night. Rainy stretches and cold nights push the schedule. Our guide on the best time to paint exterior in NJ goes month by month.

Will rain ruin fresh exterior paint?

It can if the rain comes before the paint has had its dry time. Each product label lists how long the paint needs before it can take rain, so the schedule follows the forecast and painting stops when a shower is due.

Will the new paint peel again?

Not if the cause is handled. Peeling usually comes from poor prep or moisture, so most of the time goes into cleaning, scraping loose paint, priming bare wood and caulking open joints before any finish coat.

Do you fix rotted wood before painting?

Yes, small areas. Minor wood repairs are part of the prep. Larger rot in sills, fascia or porch parts is handled as wood rot repair before the paint goes on.

Is it worth painting aluminum or vinyl siding?

Often, yes. Both need a thorough cleaning and a product made for the surface. On vinyl, very dark colors can make the panels warp in the sun, so the color choice is part of the quote.

Do you wash the house before painting?

Yes. Dirt, chalk and mildew are washed off so the paint can bond. On older painted siding the washing is gentle, because high pressure forces water into the wood and strips paint that is still sound. Full-house cleaning is also offered as pressure washing.

Who paints house exteriors and porches in Essex County, NJ?

Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, paints siding, trim, doors and porches. Porch ceilings, columns, railings and floors can be part of the exterior job. Front doors get extra prep and a harder finish, and they're covered in detail under door painting.

Can you paint cement shingle siding?

Sometimes. Cement shingles on older homes may contain asbestos, so they are never sanded, hard-scraped or power-washed. If the shingles are cracked or broken, a test by an accredited professional comes first.

Can you paint just one side of the house?

Yes, but it may not match. The sunniest side fades fastest, so new paint on one wall can look brighter than the rest. When we review the job, you hear before the quote whether one side or the whole house makes more sense.

Still have a question about your house?

Send it with a photo. We answer by phone, text or email, Monday to Friday, 8 AM to 5 PM.

If the work is on the doors, the window trim or the deck, one of these covers it in more detail.

  • Window Painting

Frames, sashes and trim painted so the windows still open and close.

  • Deck Painting

Decks cleaned, prepped and stained or painted to get through winter.
