Handyman Pricing and Quote Questions
Every price comes from a written quote for your specific job. The quote is free, and you see it before anything is scheduled.
How much does a handyman charge in New Jersey?
It depends on the job, so we don't publish a price sheet. Share photos or a short description and your town, and we price your specific project in writing. You can request a free written quote from the form or by text.
What changes the price of a handyman job?
It depends on five things: the size of the job, the number of tasks, the materials, the access and the finish, such as matching paint or texture. Each service page shows the price factors for that job. Our handyman cost NJ guide explains how these factors play out across New Jersey.
Is the written quote free?
Yes. The written quote is free, and there's no obligation to book the work. Send photos or describe the job: if the photos show enough, you get a written quote; if the job needs a closer look, we schedule a visit first, at no charge.
Can I bundle several small jobs into one visit?
Yes, and it's the best way to get more done per trip. Put every repair in the same request and they're quoted together, as our page on a handyman for small jobs in Essex and Union County shows. For why bundling makes sense, see handyman minimum charge explained, and how to bundle jobs.
Handyman Scope and Licensing in New Jersey
We take on repairs, installations and upkeep that don't need a state trade license. Electrical, plumbing and lock work are licensed trades in New Jersey, so we point you to the right pro.
What kind of work do you handle?
Repairs, installations and upkeep that don't need a state trade license. That covers drywall and plaster, painting, doors and windows, carpentry, bathroom caulk, grout and tile, TV and wall mounting, exterior repair and cleaning, and home maintenance. Good places to start are our drywall services, painting services and home maintenance services.
Is Csiszer Property Maintenance licensed?
We're an insured handyman company, and we only take on work that doesn't require a state trade license. Electrical, plumbing and lock work are licensed separately in New Jersey, so we don't do them. Registration details are on the page about Csiszer Property Maintenance.
Can you do electrical or plumbing work?
No. In New Jersey, electrical work needs a licensed electrical contractor and plumbing needs a licensed master plumber. We tell you which licensed pro to call, then handle the handyman part, like patching the wall afterward. Our guide handyman vs. plumber in NJ shows where the line falls.
Do you change or rekey locks?
No. Installing, repairing or rekeying locks for pay is locksmith work, and New Jersey licenses locksmiths through the Fire Alarm, Burglar Alarm and Locksmith Advisory Committee. We can still fix a sticking or sagging door with our door repair service.
Scheduling, Hours and Reply Times
We work Monday to Friday, 8 AM to 5 PM, and reply to every request within 1–2 business days. The work date is set once you approve the written quote.
What are your business hours?
Monday to Friday, 8 AM to 5 PM. We don't work weekends or evenings, but you can send a request any time by form, text or email. The one exception is snow shoveling, which is on call when it snows.
How soon will I hear back after I send photos?
Within 1–2 business days. We review your photos, ask a quick question if needed, then send a written quote or schedule a visit at no charge if the job needs a closer look. Here's what happens after you send photos.
How soon can the work start?
It depends on the size of the job and the calendar that week. Once you approve the written quote, you pick a weekday from the open dates, Monday to Friday between 8 AM and 5 PM. [PREENCHER: prazo típico entre a aprovação e o início, se o Victor quiser publicar]
Do you visit before quoting?
Only when the job needs a closer look, and that visit is at no charge. Water damage, a sagging ceiling, older plaster or a larger project can be hard to judge from photos, so we visit first. When the photos show enough, we quote from them.

Rental Property and Business Questions
Yes, we work for landlords, property managers and businesses, not only homeowners. The process is the same: photos or a visit, a written quote, then a scheduled weekday.
Do you work on rental properties?
Yes. We handle repairs and upkeep for landlords and property managers across Essex County and Union County, NJ, from a single unit to several. See our rental property maintenance service.
Can you get a unit ready between tenants?
Yes. Rental turnover work covers patching, painting and the small repairs a unit needs before the next tenant moves in. Our rental turnover service and the rental turnover checklist guide show what's usually included.
Do you work for businesses such as offices and stores?
Yes. We repair walls, doors, trim, shelving and paint for offices, stores and other businesses, Monday to Friday between 8 AM and 5 PM. See our office and retail repairs service.
What's the best way to request quotes for several units?
Email works best. Send photos for each unit, labeled by address or unit number, to csiszerpm@gmail.com. Each unit is reviewed before the written quote goes out.
Older Homes, Plaster Walls and Popcorn Ceilings
Older homes in Essex County and Union County often have plaster walls, settled door frames and textured ceilings. Each one changes how a repair is done, and sometimes who can legally do it.
Do you repair plaster walls?
Yes. Plaster cracks, holes and loose areas are repaired with methods made for plaster, not drywall patches. See our plaster repair service, or check Plaster or Drywall? if you're not sure what your walls are.
Does a sticking door in an older home need to be replaced?
Usually not. Doors in older homes stick because the house has settled or the wood swells in humid weather. Tightening or shimming the hinges and planing the edge often keeps the original door working. See our door repair service.
Can you remove a popcorn ceiling in an older home?
It depends on an asbestos test. Older popcorn texture can contain asbestos, so the ceiling is tested before any scraping. If it tests positive, New Jersey requires a licensed asbestos abatement contractor; if it's clear, our popcorn ceiling removal service handles it.
Can you mount a TV on a plaster wall?
Yes. Plaster cracks easily and hides the studs, so the mount is anchored into the framing and each hole is drilled with care. See our TV mounting service and the guide to mounting a TV on a plaster wall.
