How our handyman service works: you send photos or describe the job, with your town, and we review it. If the photos show enough, you get a written quote; if the job needs a closer look, we schedule a visit first, at no charge. Either way, the price is in writing before any work is scheduled. We review your photos and details
We look at the size of the job, the materials and the access, and ask a quick question if something isn't clear. If the photos show enough, we prepare the quote; if the job needs a closer look, we schedule a visit first, at no charge.

The quote spells out the scope of the work and the price in writing, so you know the number before anything is scheduled.

Read it, ask questions and approve it when you're ready. Nothing is booked until you do, and there's no obligation to go ahead.

We schedule a weekday
Pick a day that works for you, based on availability, Monday to Friday between 8 AM and 5 PM.

The job is completed as described in your quote, and the work area is cleaned up before we leave.
What Photos to Send for an Accurate Quote
Send a close-up with something for scale and a wide shot of the whole area. Those two photos, plus the details below, often show enough to quote without a visit; if not, we schedule one at no charge.
- A close-up of the damage with a ruler, tape measure or coin beside it
- A wide shot from across the room showing the whole wall or area
- The paint color name and sheen, from the can or the receipt
- The brand and model number on any fixture, door or unit involved
- How we reach the spot: stairs, high ceilings or a tight hallway
- The year the house was built, and any stain or soft spot nearby

Your written quote shows the scope and the price before anything is scheduled. If photos can't show the full picture, we visit first, at no charge, and quote after we've seen the job.

What We Handle and What Needs a Licensed Pro
We handle repairs, installations and upkeep that don't require a state trade license. For electrical, plumbing, lock work and asbestos, we tell you which licensed pro to call.

- Bathroom caulk, grout and tile, plus TV and wall mounting
- Exterior repair and cleaning, gutters, decks and fences

What we don't do: needs a licensed or certified pro
- Electrical work, new outlets or wiring: a licensed electrical contractor
- Plumbing repairs, even small ones: a licensed master plumber
- Installing, repairing or rekeying locks: a licensed locksmith
- Materials that test positive for asbestos: a licensed abatement contractor

Do I have to send photos to get a quote?
No, but photos help us review the job faster. When a wide shot and a close-up show enough, you get a written quote; without photos, or when the job needs a closer look, we visit first, at no charge.
Is the written quote free?
Yes. The written quote is free, and there's no obligation to book the work. It shows the scope and the price before anything goes on the calendar.
Will you visit before you send a quote?
Only if the job needs a closer look, and the visit is at no charge. Water damage, a sagging ceiling, an older plaster wall or a larger project can be hard to judge from photos, so we visit first and then send the written quote.
How soon will I hear back?
Within 1–2 business days. We reply Monday to Friday, 8 AM to 5 PM, by phone, text or email, whichever way you reached us.
Can I text my photos instead of using the form?
Yes. Text your photos, your town and a short note to (551) 343-7074. A text request goes through the same steps as the form.
Can I include several jobs in one request?
Yes, and it's the easiest way to get more done in one visit. Describe each repair room by room in the same request, and they're quoted together. Our guide to handyman estimate photos shows what to capture for each one.
Is anything booked before I approve the quote?
No. Nothing is scheduled until you approve the written quote. Once you do, you pick a weekday that works for you.
Do you work weekends or evenings?
No. Every step of the process, from the review to the work day, happens Monday to Friday between 8 AM and 5 PM. Requests sent at night or on a weekend are answered within 1–2 business days. The one exception is snow shoveling, which is on call when it snows.
What if part of my project needs an electrician or plumber?
It depends on which part. We handle the handyman work, such as patching drywall after a plumber opens a wall, and we tell you which licensed pro to call for the rest. Electrical, plumbing and lock work need a state license in New Jersey.
Do you work on rentals and business properties?
Yes. Csiszer Property Maintenance works in homes, rental properties and businesses across Essex County and Union County, NJ. The process is the same: photos or a visit, a written quote, then a scheduled weekday. See our commercial handyman services.
