Grout repair removes cracked, missing or stained grout from between tiles, fills the joints with fresh grout and seals them, so water stops getting under the tile. Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, does it for homeowners, landlords and home sellers, from one shower floor to every bathroom before a listing. The old grout is cut out to a consistent depth first, which is what makes new grout stay put.Updated · Csiszer Property Maintenance, based in Kearny, NJ

What Is Grout Repair and Regrouting?

Grout repair, or regrouting, replaces the cement-based filler between tiles without removing the tile itself. It's one of all bathroom handyman services we offer, and it stays clear of the pipes and valves.

Grout is porous. Every shower pushes a little water into it, and every day it dries out again. Over the years that cycle, plus soap, body oils and cleaners, darkens it, wears it down below the tile edge and opens hairline cracks. On floors, foot traffic and small movements in the subfloor do the same. Once grout cracks, water gets under the tile, and that's how a cosmetic problem turns into loose tile.

Regrouting works when the tiles are still solid. The old grout is raked out, not just brushed over, so the new grout has enough depth to lock in. The joints are refilled, the haze is cleaned off the tile faces, and cement-based grout is sealed once it cures. If tiles move, sound hollow or are cracked, cracked tile replacement comes first, and the line where the tub meets the wall gets tub and shower caulking, not grout.

  • Shower grout repair

Wall and floor joints in stalls and tub surrounds, where grout wears fastest and stains first.

  • Tile regrout on floors

Bathroom, kitchen and entry floors with cracked or crumbling joints between solid tiles.

  • Grout sealing

Cement-based grout sealed after it cures, so it soaks up less water, soap and dirt.

  • Stained or dark grout

Grout that stays dark after cleaning is raked out and replaced with a fresh, even color.

  • Backsplashes and tub decks

Kitchen backsplashes and tiled tub decks regrouted in the same visit as the bathroom.

  • Small patches or full areas

When You Need Grout Repair: 6 Signs

You need grout repair when joints are cracked, missing, sunken or stained in a way cleaning won't fix. These are the six we see most in Essex and Union County bathrooms.

  1. Hairline cracks in the joints

Thin cracks let water under the tile. They show up first near drains, corners and doorways.

  2. Grout sunk below the tile edge

Worn joints you can feel with a fingertip hold water and dirt instead of shedding it.

  3. Black stains that keep coming back

Mildew living inside the grout returns after every cleaning until the joint is replaced.

  4. Sand or crumbs on the shower floor

Loose grit after a shower means grout is breaking down and washing out of the joints.

  5. Missing grout at a corner or edge

An open joint is a direct path for water into the wall or subfloor behind the tile.

  6. Uneven color before a sale

Patchy, dark grout reads as neglect in listing photos, and regrouting is a quick fix for it.

How Our Grout Repair Works, Step by Step

Our grout repair takes five steps: photos or a description, a review or a visit at no charge, a written quote, removal and regrouting, then cleanup and sealing.

  1. Share photos or describe the job

Text or upload close-ups of the damaged grout, one photo of the whole wall or floor, and tell us if you have leftover grout or its color name.

  2. We review, or visit if needed

We check for loose or hollow tiles, the grout type and joint width. If the photos show enough, we write the quote; if they can't show that, we schedule a visit first, at no charge.

  3. Get a written quote and pick a day

You get a written quote before anything is booked. Approve it and choose a weekday between 8 AM and 5 PM.

  4. Rake out and regrout the joints

Old grout is removed to an even depth without chipping the tile edges, the joints are vacuumed, and fresh grout is packed in.

  5. Clean, seal and explain the cure

Grout haze is cleaned off the tile, cement-based grout is sealed when it's ready, and you hear when the shower can be used.

What's Included in Grout Repair

Every grout repair includes removal of the old grout, regrouting, cleanup and sealing. The only things left out are jobs New Jersey reserves for a licensed pro.

  • Installing or rewiring a bathroom exhaust fan: a licensed electrician

How Much Does Grout Repair Cost?

Grout repair cost depends on the area, the grout type and how hard the old grout is to remove. Photos help us review the job, and the price is in writing before anything is scheduled.

Removal is most of the work. Soft, crumbling grout comes out quickly; hard, well-cured grout in narrow joints takes patience so the tile edges don't chip. Small mosaic and hex tile, common on floors in older Essex County homes, has far more joint length per square foot than large tile.

Patching a few joints costs less, but new grout rarely matches grout that has aged for years. Regrouting a full wall or floor gives an even color, and the quote shows both options when the choice matters. Add a towel bar installation or other small bathroom job to the same trip.

Regrouting Mistakes That Make New Grout Fail

New grout fails fast when it's too shallow, the wrong type or put where caulk belongs. Here's what to avoid, how to choose between regrouting and new tile, and how to get ready.

Six Common Grout Repair Mistakes

Six mistakes cause most grout repair failures: skimming over old grout, grout in a change of plane, the wrong grout for the joint, regrouting over loose tile, leaving grout haze to dry and sealing before it cures.

  • Skimming over old grout

A thin layer on top of worn grout has nothing to grip and flakes out of the joint quickly.

  • Grout in a change of plane

Inside corners and the tub line move. Grout cracks there; flexible caulk is the right fill.

  • Wrong grout for the joint

Sanded grout suits wider joints and unsanded suits narrow ones. Mixing them up leads to cracks.

  • Regrouting over loose tile

If a tile moves or sounds hollow, new grout around it cracks again. The tile gets reset first.

  • Leaving grout haze to dry

A film left on the tile face hardens into a dull layer that's much harder to clean later.

  • Sealing before it cures

Sealer on damp grout traps moisture and can leave blotches. The cure time comes first.

Regrout or Replace the Tile: How to Decide

Regrout when the tiles are solid and only the joints are failing; repair the tile first when tiles move, crack or sound hollow. Full retiling is a remodel, not a repair.

Regrout when

  • Tiles are solid and don't move underfoot
  • Cracks stay inside the grout joints
  • Stains won't come out of the grout
  • Tapping the tile sounds solid, not hollow

Fix the tile first when

  • A tile rocks, lifts or sounds hollow
  • Cracks run across the tile faces
  • Grout keeps cracking in the same spot
  • The wall or floor behind feels soft

Before Your Grout Repair Visit: A Quick Checklist

Six small things help the new grout cure well. If you're unsure whether a problem is grout or plumbing, see handyman vs plumber in NJ.

  • Look for leftover grout or its color name in the basement
  • Plan another shower or a wait during the cure time
  • Tell us if any tile feels loose or sounds hollow
  • Mention stains on the ceiling below the bathroom
  • Skip strong cleaners on the grout the day before
  • Add caulking or other bathroom jobs to the visit

Why Choose Csiszer Property Maintenance for Grout Repair

Choose us for regrouting because one insured team removes the old grout properly, checks the tile first, and puts the price in writing before any work.

  • Insured on tile joints

Shower walls, floors and bathroom tile joints are regrouted by an insured handyman company, in homes and rentals.

  • Every bathroom on one quote

Before a listing, photos of each bathroom are reviewed and quoted together, in writing.

  • Real removal, not a skim

Old grout comes out to an even depth, so the new grout locks in instead of flaking out.

  • Tile checked before grout

Loose or hollow tiles are flagged first, so new grout isn't packed around a tile that still moves.

  • Caulk where caulk belongs

Corners and the tub line get flexible sealant, the detail that keeps new grout from cracking.

  • Sealed once it cures

Cement-based grout is sealed after it cures, so it absorbs less water and soap. Epoxy grout needs none.

Grout Repair Questions, Answered Straight

These are the questions people ask most before regrouting. For other jobs in the room, see our bathroom handyman services.

How much does grout repair cost in New Jersey?

It depends on the area, the tile size, the grout type and how hard the old grout is to remove. Send photos or describe the job: if the photos show enough, you get a written quote; if it needs a closer look, we visit first, at no charge. Either way, the price is in writing before anything is scheduled.

Should I regrout or replace the tile?

Regrout when the tiles are solid and only the joints are failing. If tiles move, crack or sound hollow, they need repair first. Our guide Regrout or Replace Tile? walks through the decision.

Can you match my grout color?

It depends on how much the old grout has aged. New grout rarely matches grout that has darkened for years, so small patches can show. Regrouting a full wall or floor gives one even color, and leftover grout or its color name helps.

Is the black stuff in my grout mold?

Often, yes. Mildew grows inside porous grout in damp showers. If it comes back after cleaning, regrouting and sealing remove it from the joints and make them easier to keep clean.

Is it OK to regrout over old grout?

No. A thin layer over old grout has nothing to grip and flakes out. The old grout is raked out to an even depth first, which is what makes the repair last.

How long before I can use the shower?

It depends on the grout and the sealer used, since each lists its own cure time. We tell you the exact wait for your shower before we leave.

Who regrouts and seals showers in Essex County, NJ?

Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, regrouts showers and seals the joints. Cement-based grout is sealed once it has cured, so it absorbs less water and soap. Epoxy grout doesn't need sealing.

Why does the grout in my shower corners keep cracking?

Because corners move. Where two walls meet, or where tile meets the tub, the joint should be filled with flexible sealant instead of grout. We handle that as tub and shower caulking in the same visit.

Can you fix a leak under the shower tile?

No. A leaking pipe, valve or drain is work for a licensed master plumber in New Jersey. Once it's fixed, we can regrout or repair the tile. See handyman vs plumber in NJ for who handles what.

Can you regrout before I list my house?

Yes. Fresh, even grout is one of the quickest ways to make a bathroom look cared for in listing photos. Share photos of each bathroom, and you get one written quote for all of them.

Still have a question about your grout?

Send it with a photo. We answer by phone, text or email, Monday to Friday, 8 AM to 5 PM.
