Pressure washing uses a high-pressure stream of water to strip dirt, moss, algae and stains from hard outdoor surfaces such as concrete patios, walkways, steps, pavers and stone. Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, does it for homeowners, landlords and sellers, from one slippery set of steps to every hard surface on the lot. The pressure is set for each surface, and siding gets a gentler soft wash instead.Updated · Csiszer Property Maintenance, based in Kearny, NJ

What Is Pressure Washing?

Pressure washing, also called power washing, cleans hard surfaces with water at high pressure, then rinses the loosened dirt away. It's one of our outdoor cleaning services, built for concrete, pavers, stone and brick rather than siding or painted wood.

The same machine that makes a concrete patio look new can etch soft stone, blow the sand out of paver joints or leave stripes across a walkway. What separates a good job from a damaged one is matching pressure, nozzle and distance to the surface. Plain concrete takes more; pavers, bluestone and old brick walkways, common around older homes in Essex County, take much less. Flat areas are cleaned in even passes so the result looks uniform instead of streaked.

New Jersey weather sets the calendar. Shaded patios and north-facing steps grow a green film over the damp spring and humid summer, winter leaves salt residue on walks and stoops, and fall leaves stain concrete with brown tannin marks. Driveways have their own service, driveway pressure washing, because oil and tire marks need pre-treatment first.

  • Patio pressure washing

Concrete, paver and stone patios cleaned of dirt, algae and grime so they're safe to walk on again.

  • Sidewalk and walkway cleaning

Front walks and side paths washed in even passes, without the stripes a close wand leaves.

  • Steps and stoops

Concrete and stone steps cleaned of the slippery green film that builds up in shade.

  • Concrete cleaning

Pool decks, garage aprons and slabs washed at a pressure concrete handles without etching.

  • Pavers, bluestone and brick

Softer surfaces washed at lower pressure to protect the stone face and the joint sand.

  • Moss and algae removal

Moss lifted from joints and cracks, and algae rinsed off so the surface stops feeling slick.

When Your Patio or Walkway Needs Pressure Washing: 6 Signs

You need pressure washing when a hard surface looks dark, feels slick or holds stains that a hose won't move. These are the six we clean most.

  1. Green or black film in the shade

Algae on shaded patios and steps looks harmless and turns slippery after every rain.

  2. Moss growing in the joints

Moss in paver joints and cracks holds water, which freezes in winter and loosens the surface.

  3. Walkway darker than it used to be

Ground-in dirt builds up so slowly you only notice it next to a spot that was just cleaned.

  4. Brown leaf stains on concrete

Wet fall leaves leave tannin marks that stay on concrete long after the leaves are gone.

  5. White salt marks after winter

Ice melt and mineral residue leave a chalky film on steps and walks by early spring.

  6. Listing photos coming up

A clean patio and front walk photograph better and make a first showing feel cared for.

How Our Pressure Washing Works, Step by Step

Our pressure washing takes five steps: photos or a description, a review of the surfaces, a written quote, prep and washing, then rinse and cleanup.

  1. Share photos or describe each surface

Text or upload a photo of each area, close-ups of the worst stains and a photo of the outdoor spigot, or describe each area and its rough size.

  2. We review, or visit if needed

We check the surface type, the stains, water access and anything painted nearby. If the photos show enough, you get a written quote; if not, we schedule a visit first, at no charge.

  3. Get a written quote and pick a day

The quote names each surface to be washed. Approve it and choose a weekday between 8 AM and 5 PM.

  4. Prep the area and wash

Furniture and planters are moved, doors and plants are protected, and each surface is washed at the pressure it can take.

  5. Rinse and clean up

Loosened dirt is rinsed off, runoff is directed away from the house and planting beds, and everything is put back.

What's Included in Pressure Washing

Every pressure washing job includes prep, washing at the right pressure and a final rinse. The only things left out are jobs the law reserves for a licensed or certified pro.

Included

  • Surface prep: moving furniture and protecting plants
  • Pressure washing concrete, pavers, stone and brick
  • Moss and algae removal from joints and steps
  • Final rinse, with driveways as a separate service

Not included: needs a licensed or certified pro

  • Siding or shingles that test positive for asbestos: a licensed asbestos abatement contractor
  • Repairs to outdoor outlets or lights: a licensed electrician
  • A leaking spigot or hose bib: a licensed plumber

How Much Does Pressure Washing Cost?

Pressure washing cost depends on the square footage, the surface type, the stains and water access. Photos help us review the job, and the price is in writing before anything is scheduled.

Pressure washing is priced by the job, so the quote covers prep, washing, rinsing and putting things back. Size sets the baseline, and the surface adjusts it: plain concrete goes faster than pavers or bluestone, which need lower pressure and more passes.

Combining surfaces is where one visit goes further. The patio, the front walk and the back steps share the same setup, so quoting them together costs less per area than booking each one on its own.

Pressure Washing Mistakes That Damage Surfaces

Most pressure washing damage comes from too much pressure, too little distance or the wrong surface. Here's what to avoid, when to choose a soft wash, and how to get ready.

Six Common Pressure Washing Mistakes

Six mistakes cause most pressure washing damage: full pressure on soft stone, the wand too close, joint sand blasted out, spray toward the house, full pressure on paint and washing right before a freeze.

  • Full pressure on soft stone

Bluestone, old brick and some pavers etch under full pressure, leaving a rough, pitted face.

  • Holding the wand too close

A tip held inches from concrete carves lines. Even passes at a steady distance keep the finish uniform.

  • Blasting out the joint sand

Aiming into paver joints strips the sand that locks them. Loose pavers shift and grow weeds.

  • Spraying toward the house

Washing toward door thresholds and foundation walls pushes water into the house and the basement.

  • Full pressure on painted surfaces

High pressure strips old or loose paint off porches and steps and scatters the chips across the yard.

  • Washing right before a freeze

Water left on steps and walks on a cold New Jersey day turns into a sheet of ice by evening.

Pressure Wash or Soft Wash: How to Decide

Pressure wash hard, sealed-in surfaces; soft wash anything that water can get behind or strip. Siding goes to house washing, and our guide pressure washing vs soft washing goes deeper.

Pressure wash when

  • The surface is concrete, pavers or stone
  • Moss or algae is on a walking surface
  • The stain is ground into the surface
  • There's no paint on the surface

Soft wash when

  • The surface is vinyl or painted siding
  • Water could get behind a panel or trim
  • The paint is old or already peeling
  • The surface is soft wood, like a deck

Before Your Pressure Washing Visit: A Quick Checklist

Six small things make the day faster and safer for your yard. Decks follow their own steps under deck cleaning.

  • Find the outdoor spigot and make sure it turns on
  • Move small planters, mats and toys off the surfaces
  • Close windows and doors near the work
  • Point out fragile plants next to the patio
  • Point out cracks or loose pavers you already know about
  • Keep pets and kids inside while we wash

Why Choose Csiszer Property Maintenance for Pressure Washing

Choose us for pressure washing because one insured team matches the pressure to each surface and flags painted areas, and you see the price in writing first.

  • Insured for outdoor work

Pressure washing around your home, rental or storefront is done by an insured handyman company.

  • Each surface named in writing

The written quote lists every patio, walk and set of steps, so nothing gets added on the day.

  • Pressure matched to the surface

Concrete, pavers, bluestone and brick each get the pressure they can take, so the surface isn't etched.

  • Painted surfaces flagged

Painted porches and steps on older homes are pointed out in the quote instead of blasted without a word.

  • One team for the outside

Patio, walk, deck and gutters can be cleaned by the same team, so there's one visit to plan instead of three.

  • No washing before a freeze

Jobs are planned for days warm enough to dry, so water doesn't freeze in cracks and joints.

Pressure Washing Questions, Answered Straight

These are the questions people ask most before pressure washing. For siding, decks and gutters, see all our exterior cleaning services.

How much does pressure washing cost in New Jersey?

It depends on the square footage, the surface, the stains and how easy it is to reach water. Send photos or describe the job: if the photos show enough, you get a written quote; if the job needs a closer look, we visit first, at no charge. Either way, the price is in writing before anything is scheduled. Our guide Pressure Washing Cost in NJ by Surface explains what changes the price.

Is pressure washing the same as power washing?

Mostly, yes. People use the two terms for the same job. When a difference is made, power washing means the water is heated, which helps with grease. For patios and walkways, the result you care about is the same.

Can pressure washing damage pavers or bluestone?

Not when the pressure is adjusted to the surface. Pavers, bluestone and brick get less pressure than plain concrete. Some joint sand can wash out, so you'll hear before work starts if the joints will need topping up.

Do you bring water, or use mine?

Tell us where your outdoor spigot is and send a photo of it with your request. Water access is one of the factors in the quote, so it's confirmed before the day of the job. [PREENCHER: confirmar com o Victor se usa sempre a torneira externa do cliente]

Can you pressure wash my siding?

Not with high pressure. High pressure can force water behind siding and strip paint. Siding gets a low-pressure soft wash through our house washing service instead.

Can you pressure wash painted porches or steps?

Not at full pressure. High pressure can strip old or loose paint, so painted porches and steps get a gentler wash, and peeling areas are flagged in your quote. Concrete, stone and pavers get the full clean.

Will the moss and green film come back?

Over time, yes, on surfaces that stay shaded and damp. North-facing patios and steps under trees grow it back fastest. Trimming branches for more sun and a yearly wash keep it under control.

Can you get oil stains off my driveway?

Yes, through our driveway pressure washing service, which pre-treats oil stains before the wash. Newer stains usually lift; older ones often fade but may not disappear completely.

Do you seal the concrete after washing?

Sealing is a separate step from washing. Mention it in your request and the written quote says whether it's part of the job. [PREENCHER: confirmar com o Victor se a Csiszer faz selagem de concreto]
