Towns We Serve in Essex County and Union County

These six towns are our main service areas. Each page covers the houses we see there, the local rules worth knowing and the questions people ask most.

Kearny, NJ: Where We're Based

Csiszer Property Maintenance is based in Kearny, in Hudson County, and serves the town alongside Essex and Union County. We don't list a street address because the work happens at your property.

Kearny sits between the Passaic and Hackensack rivers, and much of its housing is the two-family homes and rowhouses built during its mill era. That makes it a town of owner-landlords, shared stairs and ceilings below upstairs bathrooms, and our Kearny, NJ page is written around exactly that.

Essex County and Union County, Explained

Essex County holds five of our six main towns; Summit is in Union County, just across the county line from Millburn. Kearny, our base, is in Hudson County.

Essex County, NJ

  • Our towns: Montclair, Maplewood, South Orange, Livingston and Short Hills in Millburn Township
  • Many houses date from the railroad-suburb era of the late 1800s and early 1900s
  • Plaster walls, wood sash windows and layered trim paint are common in older homes
  • Livingston is the exception, built mostly in the post-war boom of 1950 to 1970

Union County, NJ

  • Our main town: Summit, a city on the county's northern edge
  • Summit borders Millburn and Short Hills, so one visit can cover both counties
  • Homes range from Gilded Age estates to post-war houses on wide, wooded lots
  • Nearby Union County towns are welcome too; send your town with your request

How We Serve Every Town, From Photos or a Visit to a Written Quote

The process is the same in every town: you send photos or describe the job, we review it and visit first, at no charge, if it needs a closer look, and nothing is booked until you approve a written quote.

  1. Send photos and your town

Use the form or send a text with a wide shot, a close-up of each repair and the town you're in.

  2. We visit if it needs a closer look

If the photos show enough, we quote from them. Water damage, sags and some exterior work get a visit first, at no charge.

  3. Get a free written quote

Every item is written out, with notes on licensed trades or historic approvals that apply in your town.

  4. Approve and pick a weekday

Choose a time that works, Monday to Friday between 8 AM and 5 PM, and we complete the work.

Service Area Questions, Answered Straight

These are the questions people ask most about where we work. For general questions, read the handyman FAQ.

Which towns do you serve?

Our main towns are Montclair, Maplewood, South Orange, Livingston and Short Hills in Essex County, and Summit in Union County. We also serve Kearny in Hudson County, where the company is based.

My town isn't on the page. Can you still help?

Often, yes. We take jobs in other Essex County and Union County towns near the ones listed. Send your town with photos or a short description, and we'll tell you if it's in range before preparing a quote.

Is Short Hills the same as Millburn?

Short Hills is an unincorporated community inside Millburn Township, Essex County. Permits and approvals go through Millburn, and we serve the whole township. See handyman services in Short Hills.

Why is Kearny listed separately?

Kearny is in Hudson County, not Essex or Union. It's where Csiszer Property Maintenance is based, so we serve it alongside our two core counties.

Do you serve businesses and landlords in every town?

Yes. Rental maintenance, unit turnovers and office or retail repairs are available in every town we serve. See commercial handyman services.

Is the quote free in every town?

Yes. The written quote is free wherever you are in our service area. Send photos or describe the job: if the photos show enough, you get the written quote; if the job needs a closer look, we schedule a visit first, at no charge.

Do you need to visit before quoting?

It depends on the job. Many jobs can be quoted from photos, but water damage, sagging ceilings and some exterior repairs need an in-person look, so we schedule a visit before quoting, at no charge.

Do historic district rules affect my repair?

They can. Montclair, Maplewood, South Orange, Millburn and Summit each have a historic preservation commission, and designated properties may need approval for certain exterior changes. Check with your town, and we note affected items in the quote.

What days and hours do you work?

Monday to Friday, 8 AM to 5 PM, in every town. You can send photos any time, and we reply within 1–2 business days.

How do I start a quote for my town?

Choose your town on the quote form, add photos and a short note, or text them to (551) 343-7074. You can also email csiszerpm@gmail.com.

Not sure if we cover your street?

Send your town with a photo or a short description of the job. We answer by phone, text or email, Monday to Friday, 8 AM to 5 PM.
