Rental turnover services get a unit ready for the next tenant: a move-out walkthrough, then patching, paint, door and cabinet fixes and hardware, documented with photos. Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, does this work for landlords and property managers to help shorten vacancy between tenants. Send photos or describe the unit: if the photos show enough, you get a free written quote; if not, we schedule a visit first, at no charge.
Rental turnover services, also called make-ready or apartment turnover, are the repairs done between one lease ending and the next one starting, organized as a punch list. They're one of the ways we work as a handyman for businesses and landlords.
A turnover has two jobs. The first is obvious: fix what the last tenant left behind, from nail holes and scuffs to a closet door off its track. The second is easy to miss: record the unit's condition before anything is touched. Once the walls are patched and painted, the evidence for a deposit deduction is gone, so every turnover starts with photos of each room.
Order matters as much as the work. Patching comes before paint, paint before hardware and caulk, and all of it before the cleaner, so nothing gets done twice. In one- and two-family homes there's also a smoke and carbon monoxide alarm certificate to get from the town before the new tenant moves in.
Room-by-room review with photos of each issue, turned into the punch list for your quote.
Nail holes, dents and scuffs patched, then touch-ups or full rooms painted to your standard.
Sticking, sagging or off-track doors adjusted, with hinges, stops and closers replaced.
Loose hinges, misaligned doors and damaged drawer fronts repaired in kitchens and baths.
Pulls, towel bars, blinds and worn caulk lines replaced so the unit shows clean.
Before and after photos of each room, on file for deposits, owners and the next move-out.
You need unit turnover repairs when a tenant has moved out and the unit wouldn't photograph well for a listing. These are the six things we see most after a move-out.
Pictures and TVs leave holes that need filling and priming before any paint goes on.
Moving day damage along hallways and corners is patched and touched up, or the room is repainted.
Loose hinges and worn stops are the most common door issues in a turnover, and quick to fix.
Kitchen and bath cabinet doors that droop or don't close are adjusted or get new hinges.
Tub, shower and backsplash caulk is replaced so the bathroom looks clean and water stays out.
Towel bars, pulls, blinds and doorstops replaced so nothing looks unfinished at the showing.
Our rental turnover takes five steps: move-out photos, a walkthrough and punch list, a written quote, repairs in the right order, and final photos with an itemized invoice.
Text or upload photos of each room after move-out, or describe the unit, with the target move-in date, the year built and access details.
If the photos show enough, we build the punch list from them; if not, we walk the unit at no charge and document each issue room by room.
You get a written quote before anything is booked, with each item listed, and choose a weekday between 8 AM and 5 PM.
Patching first, then paint, then doors, cabinets, hardware and caulk, so nothing has to be redone before the cleaner comes in.
You receive after photos of each room and an itemized invoice, ready for the deposit file and the owner.
Every rental turnover includes the walkthrough, the punch-list repairs and photo documentation. What's left out is work New Jersey reserves for a licensed pro.

Rental turnover cost depends on the unit size, its condition and your deadline. Photos of each room help us review the job, and the price is in writing before anything is scheduled.
Condition moves the price more than size. A clean one-bedroom with a few nail holes is a light turnover; a two-bedroom with scuffed walls in every room, a damaged door and old caulk is a full one. Paint is usually the biggest line, and whether you touch up or repaint whole rooms depends on your color standard and how faded the old paint is.
The deadline matters too. A turnover with a fixed move-in date leaves less room to spread the work out, so share your target date with the photos and the quote will say whether it fits.
| Factor | How it affects the price | Example |
|---|---|---|
| Unit size | More rooms mean more walls, doors and hardware to go through | A studio vs. a three-bedroom |
| Condition | Heavier wear means more patching, paint and repairs | A few nail holes vs. damage in every room |
| Deadline | A close move-in date limits how the work can be scheduled | An open date vs. a fixed first-of-the-month |
| Paint scope | Full rooms take longer than touch-ups on a standard color | Touch-ups vs. repainting every room |
| Doors and cabinets | Adjustments are quick; new hinges or slabs add parts | A sticking door vs. a damaged cabinet door |
| Stains | Water, smoke and marker stains need a stain-blocking primer before paint | Clean walls vs. smoke-stained ceilings |
For typical timelines by condition, read how long does a rental turnover take.
Most turnovers run long because work is done in the wrong order, records are missing or a New Jersey requirement surfaces at the last minute. Here's what to avoid.
Six mistakes cause most lost days and lost deductions in a rental turnover: repairing before photographing, cleaning before painting, no standard paint color, painting over stains, forgetting the alarm certificate and ordering parts at the last minute.
Once walls are patched, the damage is gone. Move-out photos come before any work.
Paint and sanding dust undo a fresh clean. The cleaner goes in after repairs and paint are done.
Every tenant's color choice becomes a full repaint. One color and sheen per property keeps touch-ups invisible.
Water, smoke and marker stains bleed through regular paint. They need a stain-blocking primer first.
One- and two-family rentals need a smoke and CO alarm certificate from the town before the new tenant moves in.
Matching hinges, pulls and blinds can take time to find. Note them at the walkthrough so parts are ready.
Touch up when the unit uses your standard color and the paint isn't faded; repaint whole rooms when colors are mixed, faded or heavily scuffed. For work during a lease, use our rental property maintenance service.
Two state rules affect the calendar and the paperwork. Deposits must be returned within 30 days with an itemized list of deductions (N.J.S.A. 46:8-21.1, summarized in the DCA Truth in Renting guide). One- and two-family homes need a smoke and CO alarm certificate before a change of occupancy.
Follow this order and nothing gets done twice. The full rental turnover checklist for NJ landlords goes item by item.
Landlords choose us for rental turnovers because one insured team handles the punch list in the right order, documents every room and puts the price in writing first.
Units are patched, painted and fixed for landlords and property managers by an insured handyman company.
You approve a written quote with each punch-list item before anything is scheduled.
Every room is photographed at move-out and when finished, ready for the deposit file.
Patching, paint, doors, cabinets, hardware and caulk handled together instead of by four vendors.
Alarm certificates and deposit timing are flagged at move-out, not the day before the new tenant arrives.
Tub, shower and backsplash caulk is replaced after the paint and before the cleaner comes in.
These are the questions landlords ask most before a turnover. For offices and stores, see our office handyman service.
It depends on the unit's size, its condition and how much patching and paint it needs. Send photos of each room and your target move-in date, or describe the unit: if the photos show enough, you get a written quote; if not, we schedule a visit first, at no charge. Either way, the quote says whether the date can be met before you approve anything.
Yes. Photos of each room before the work and an itemized invoice after it document what was repaired and why. New Jersey requires landlords to return the deposit, minus an itemized list of deductions, within 30 days, so records made at move-out matter.
No. Cleaning is a separate crew. Book the cleaner after the patching and paint are finished, so the unit is cleaned once, not twice, and the final photos show it ready to rent.
No. In New Jersey, locksmith work needs a license, so rekeying or changing locks goes to a licensed locksmith. Door hardware that isn't a lock, like hinges, stops and closers, is part of the turnover.
Yes. Dark, cracked or peeling caulk around the tub, shower and backsplash is cut out and replaced after the paint and before the cleaner, so the bathroom shows clean and water stays out.
Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, starting with a move-out walkthrough: a room-by-room look at walls, doors, cabinets, hardware, caulk and trim, with photos of each issue. It becomes the punch list for the quote and the record for the deposit.
Not always. If the unit uses one standard color and sheen and the paint isn't faded, patch-and-touch-up is often enough. Scuffed, faded or mixed colors usually look better with full rooms repainted.
No. Appliance repair and replacement go to an appliance technician. Cabinet doors, drawer fronts and the trim around appliances are part of the turnover.
Photos of each room after move-out, the target move-in date, the year the building was built, the paint color and sheen, and access details. The more complete the photos, the easier the review; if they don't show enough, we visit at no charge.
A rental turnover is for landlords preparing a unit for the next tenant. Move-out repairs are for tenants or homeowners fixing a place before they hand it back or sell it, and they have their own service.
