Window installation replaces an old window with a new one that is set level, insulated around the frame, sealed against water and trimmed inside and out. Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ, installs windows in homes, rentals and businesses, from a single drafty window to a whole floor. Each opening is checked first, so the right insert or full-frame window goes in.Updated · Csiszer Property Maintenance, based in Kearny, NJ

What Is Window Installation?

Window installation takes out an existing window and sets a replacement in the same opening, then insulates, seals and trims it. It's one of our door and window services, and the install matters as much as the window you choose.

A new window only performs as well as the gap around it. If the frame isn't shimmed level, the sashes bind. If the space between the window and the rough opening isn't insulated, cold air moves around the frame instead of through the glass. If the outside isn't flashed and sealed, rain gets behind the trim. That's why each step is checked before the trim covers it.

Many homes across Essex County and Union County are old enough that their window openings have settled out of square or hide rot under the trim. That's why window replacement starts with the frame: a solid, square frame takes an insert window, while a rotted or out-of-square one needs a full-frame replacement.

  • Removing the old window

Old sash and frame taken out with the opening protected and debris contained.

  • Replacement window setting

New window shimmed level and plumb so every sash opens, closes and locks.

  • Insulating the gaps

Space around the frame filled with insulation made for windows, not general foam.

  • Sealing and flashing

Exterior sealed and flashed so water drains away instead of behind the trim.

  • Interior and exterior trim

Trim reset or replaced, gaps caulked and nail holes filled ready for paint.

  • Egress windows in bedrooms

Replacement egress windows sized to open at least as wide as the old ones.

When You Need Window Replacement: 6 Signs

You need window replacement when the frame, sill or glass has failed, not just a moving part. If only a part is worn, a repair usually costs less.

  1. The sill or frame is soft

Wood that dents under a fingernail has rot. Once it spreads through the sill, a repair won't hold for long.

  2. Double-pane glass is foggy inside

Fog or streaks between the panes mean the seal has failed, and the glass unit or window has to be replaced.

  3. Drafts stay after new seals

If fresh weatherstripping and caulk don't stop the draft, the window itself may no longer close tight.

  4. Parts are no longer made

Some older vinyl and aluminum windows use balances and cranks that are discontinued and can't be matched.

  5. Windows are hard to open or clean

Heavy, stuck sashes are a daily struggle, especially for older parents. Tilt-in sashes can be cleaned from inside.

  6. Water stains below the window

Stains on the wall or trim under a window point to a failed seal or flashing, which gets worse each storm.

How Our Window Installation Works, Step by Step

Our window installation takes five steps: photos and measurements, a review, a written quote, the install, and sealing with trim and cleanup.

  1. Send photos and measurements

Photograph each window inside and outside, measure the width and height of the opening, and note any window that's an emergency exit.

  2. We review, or visit if needed

We check the frame, any historic district rules and whether an insert or full-frame window fits. If photos aren't enough, we visit first, at no charge, then send the written quote.

  3. Get a written quote and pick a day

You get a written quote before anything is booked. Approve it and choose a weekday between 8 AM and 5 PM.

  4. Remove, set, shim and insulate

The old window comes out, the new one is set, shimmed level and plumb, and the gap around it is insulated before anything is covered.

  5. Seal, trim and clean up

The exterior is flashed and sealed, trim goes on inside and out, each sash is tested, and the area is cleaned before we leave.

What's Included in Window Installation

Every window installation includes removal, the install, insulation, sealing and trim. Work that needs a license, a permit or a town approval is left out.

Included

  • Removing the old window
  • Installing the replacement window, level and plumb
  • Insulating gaps, sealing and flashing
  • Interior and exterior trim, plus cleanup

Not included: needs a license, a permit or approval

  • Enlarging the opening or changing the header: permitted structural work
  • Historic district approval: filed by the owner with the town's commission
  • Alarm sensors on the new window: a licensed alarm installer

New Jersey's Uniform Construction Code (N.J.A.C. 5:23-2.7) treats same-opening replacement as ordinary maintenance, so most window replacements need no permit.

How Much Does Window Installation Cost?

Window installation cost depends on the number and size of the windows, the window type, the trim and access. Photos and measurements help us review the job, and the price is in writing before anything is scheduled.

The quote covers removal, the install, insulation, sealing, trim and cleanup. An insert window in a solid frame is the most direct job; a full-frame replacement takes the opening down further and needs more trim work. Upper-floor windows and tight spots behind shrubs or porches add setup time.

Window Installation Mistakes That Cause Drafts and Leaks

Most problems with new windows come from the install, not the window: the wrong size, the wrong foam or blocked drainage. Here's what to avoid, how to choose insert or full-frame, and how to get ready.

Six Common Window Installation Mistakes

Six mistakes cause most drafty or leaking new windows: measuring the sash instead of the opening, high-expansion foam at the frame, caulk over the weep holes, skipped flashing, empty weight pockets and a smaller bedroom exit window.

  • Measuring the sash, not the opening

Replacement windows are sized to the frame opening. Measuring the old sash gives the wrong size.

  • High-expansion foam at the frame

General-purpose foam can bow the new frame until the sashes bind. Window-rated insulation stays flexible.

  • Caulking over the weep holes

Many windows drain through small holes at the bottom edge. Sealing them traps water inside the frame.

  • Skipping the flashing

Caulk alone fails over time. Flashing directs water out and away from the wall below the window.

  • Leaving the weight pockets empty

In old double-hung windows, the hollow sash weight pockets let cold air in unless they're insulated.

  • Shrinking a bedroom exit window

A replacement egress window can't open smaller than the old one under New Jersey's code.

Insert or Full-Frame Replacement: How to Decide

Use an insert when the old frame is solid; go full-frame when the frame is rotted or out of square. If only a part is worn, window repair costs less.

Choose an insert when

  • The frame and sill are solid and dry
  • The frame is close to square
  • You want to keep the interior trim
  • There are no water stains around it

Choose full-frame when

  • The frame or sill has rot
  • The opening is out of square
  • Water has leaked around the window
  • You want the old weight pockets insulated

Before Your Window Installation: A Quick Checklist

Six things to settle before you order. If your home is a local landmark or sits in a local historic district, exterior changes may need your town's approval first, so check with its historic preservation commission.

  • Photograph each window inside and outside
  • Check whether your home is a landmark or in a historic district
  • Measure each opening's width and height
  • Note which bedroom windows are emergency exits
  • Clear about three feet inside each window
  • Add weatherstripping or door work to the same visit

  • Weight pockets insulated

Empty sash-weight pockets in old frames are filled with insulation before the new window goes in.

Window Installation Questions, Answered Straight

These are the questions people ask most before replacing windows. For other jobs, see all our door and window services.

How much does window installation cost in New Jersey?

It depends on the number and size of the windows, the window type, the trim and how easy the windows are to reach. Send photos of each window inside and outside with its measurements, or describe the job. If the photos show enough, you get a written quote; if the windows need a closer look, we visit first, at no charge. Either way, the price is in writing before anything is scheduled.

Who replaces windows in older homes in Essex County, NJ?

Csiszer Property Maintenance, an insured handyman company serving Essex County and Union County, NJ. Openings in older homes are often out of square or hide rot under the trim, so the frame is checked first, and the photos and measurements decide between an insert and a full-frame replacement.

Do I need a permit to replace windows in New Jersey?

Usually not. New Jersey's Uniform Construction Code treats replacing a window in the same opening, without changing its size or framing, as ordinary maintenance that needs no permit. Enlarging the opening or changing the framing does need one.

Do I need approval to replace windows in a historic district?

It depends on the town and the window. Some New Jersey towns require a Certificate of Appropriateness for exterior changes to local landmarks and homes in local historic districts, and some exempt identical replacement of existing windows. Check with your town's historic preservation commission before you order.

Will new windows lower my energy bill?

A properly insulated and sealed install cuts drafts around the frame. How much you save depends on the new window, the old one and the rest of the house, so we don't promise a number.

Should I repair or replace old wood windows?

Often, yes. If the frame and sill are solid and the problem is a sash cord, balance or paint, window repair keeps the original window for far less. Replacement makes sense when the wood is rotted or the glass seal has failed.

What's the difference between insert and full-frame replacement?

An insert window fits inside the existing frame, so the interior trim can stay. A full-frame replacement removes the old frame down to the rough opening, which is the right choice when the frame is rotted or out of square.

Can you replace a bedroom window that's an emergency exit?

Yes, in the same opening. New Jersey's code says a replacement egress window can't reduce the height, width or net clear opening of the old one, so the new window is chosen to open at least as wide.

Is the trim included?

Yes. Interior and exterior trim is installed or reset around each window, gaps are insulated and the exterior is sealed. Painting the trim can be added to the same job.

Can you fix my doors in the same visit?

Yes. Sticking or sagging doors can be added under door repair. If a door only sticks in humid months, see door sticking in summer for the likely cause.

Still have a question about new windows?

Send it with a photo. We answer by phone, text or email, Monday to Friday, 8 AM to 5 PM.

If your windows can be saved, the house needs sealing or the entry needs a storm door, one of these fits better.
